Original abstract

The increasing demand for sustainable urban development requires innovative solutions that balance environmental conservation with residential expansion. This study presents a clean technologies roadmap for horizontal condominiums, providing a structured approach to mitigate environmental impacts and enhance sustainability in the residential construction sector. The research followed a four phases methodology: pre-prospective analysis with an exploratory review; technological foresight through bibliometric (642 articles) and patentometrics (155 patents) studies; data organization and analysis, leading to the consolidation of 13 technology clusters; and roadmap development, categorizing technologies into energy, water, and waste. Key solutions include solar energy systems, thermal control, phase change materials, high-efficient windows, water reuse strategies, and additive manufacturing (3D printing), all aimed at reducing environmental impacts and optimizing resources. This roadmap provides a valuable strategic guide for policymakers and environmental agencies, fostering sustainable practices in the planning, licensing, and implementation of eco-condominiums. By bridging gaps in the literature and aligning with global sustainability goals, this study contributes to the transformation of the construction industry towards more resilient and environmentally responsible housing solutions.
